During the tenant selection process, we prevent a lot of the unnecessary headaches that arise when an unsuitable tenant is found. After moving in, we are very proactive in the 30 days following because history shows this is when 90% of the surprises show up. So any defect that was not caught and noted during the walk-through will get handled very early on in the relationship, to start things off on the right foot. As for emergencies, we maintain a 24-hour contact number, e-mail, and have 24-hour emergency contractors on account should we need them for things such as plumbing emergencies or problems with heating & cooling systems.
We also maintain an ongoing relationship and have the credibility with the tenants such that many of them end up purchasing the property from us after living in it for a while (if that happens before the term of your Note expires, we would cash you out early and offer you another income generating Note, if you choose to re-invest). Most often, we provide them services that enable a smooth purchase--such as credit repair, property upgrades, mortgage financing, etc.
